We have a solution for one of our projects to integrate Maximo with BIM model.
So, the normal way is to use Revit Model with COBie sheet to achieve custom implementation but unfortunately our client doesn't need to work with COBie sheet.
Why we don't use EXCEL sheet directly without needing to depend on COBie sheet since it could be more complicated for some customers?

Hello. Thank you for submitting your idea. Can you please provide a little more detail on how you would propose this different integration might work? It is possible in the product today to import data using an excel spreadsheet through the MIF, file import. This could be used rather than COBie but if you want to Asset/Location to be highlighted in the 3D model when that record is selected in Maximo you need to ensure the importid of that Element in Revit (or 3D model file) is updated on the Asset/Location record during the import. I'm attaching a file with some additional details.
